Fuzja is a revitalised quarter on the site of the former Scheibler and Uniontex textile mills near Księży Młyn, with a restored Art Nouveau power plant, the Ogrody Anny square, restaurants and offices. In summer it hosts free open-air events: films, yoga and music.
Fuzja is a quarter built on the site of Karol Scheibler's former textile mills, between ul. ks. Tymienieckiego, Kilińskiego, Milionowa and Piotrkowska streets, on the edge of Księży Młyn. On an area of about 8 hectares, the developer Echo Investment restored more than a dozen historic factory buildings and added new residential and office construction. Today the former halls and warehouses house restaurants, cafés, shops and offices, surrounded by squares and passages open to everyone, free of charge.
The site belonged to the industrial empire of Karol Scheibler, one of the largest factory owners in 19th-century Łódź. After the 1909 merger of the Scheibler and Ludwik Grohman estates, the United Textile Works were formed, and after the Second World War the plant operated as the Cotton Industry Works named after the Defenders of Peace, known as Uniontex. At its peak it employed more than 12,000 workers and produced 150-200 million metres of fabric a year. On 13 June 1987 it was visited by Pope John Paul II, who met textile workers in a hall later called the "papal weaving hall". The plant closed permanently in December 2010, and the site and buildings passed into private hands.
Echo Investment laid the cornerstone for the redevelopment in June 2019. The heart of the complex is Karol Scheibler's Art Nouveau power plant from 1910, designed by Alfred Frisch, with its characteristic chimney and restored stained-glass windows - its facade was renovated by 2021. In front of the power plant, Ogrody Anny (Anna's Gardens) opened in the summer of 2021, a city square designed by the Medusa Group studio, divided into a hard-surface part and a green part, with a playground. The restored halls house restaurants and cafés, including Sartoria, Sąsiedzi, Deseo, Sayuri Sushi and Trzykrotny Mistrz Burgerowy, while a food hall open around the clock covers more than 3,000 square metres. Eventually the quarter will comprise about 20 buildings, including more than a dozen historic ones, over 600 apartments, tens of thousands of square metres of offices and nearly 4 hectares of squares and greenery. The area is car-free, with priority given to pedestrians and cyclists. In 2025 Fuzja received a MIPIM Award for the best urban regeneration project in the world.
In summer, Ogrody Anny hosts the free "Fuzja z Latem" (Fuzja with Summer) event series: open-air film screenings, yoga sessions, concerts and Saturday evenings with outdoor DJ sets. The programme changes from year to year, so it is worth checking the current schedule before visiting. On the same Tymienieckiego street, at the edge of the Fuzja site, stands Bielnik Tytusa Kopischa, one of the oldest industrial buildings in Łódź, privately owned and not open to visitors. Fuzja lies close to the centre of Łódź, near tram stops on Piotrkowska street, about 15-20 minutes on foot from the Łódź Fabryczna railway station.
